The site is in High Street North opposite East Ham tube station with return frontage along Milton Avenue. The design has evolved following detailed discussions with the planning authority and client and represents a balance between the very real need to provide additional residential accommodation and quality commercial units and the requirements for a scale and massing that does not overwhelm the neighbours and which sits comfortably with the retained original building at the front.

The proposal provides 8 residential units in a combination of 1, 2 and 3 beds to meet with local policy, and two work units on ground floor. Planning permission was granted in April 2018, representing another significant success in Newham for for office following on from East Shopping Centre

The proposal retains the existing building fronting on to High St and redevelops the rear yard to provide 2 work units at ground floor with the residential above - a mixture of 1, 2 and 3 bed units to suit the demand in the borough. The massing steps down from the High St to meet the two storey residential terraces in Milton Avenue and recesses to accommodate the street tree.
